Please note by reserving this vacation rental Guest acknowledges and agrees to the following:
~ Guest registration is required for access: Guests are required to provide a valid ID, email, and phone number upon booking. A signed short-term agreement and security deposit authorization [w-credit card on file] will be sent via email and is required for access to the home.
~ID verifications for all Guests over 18 years of age [ID selfie, holding ID-visible with name, full photo, birthdate, and address], including the booking guest and their guest(s), are required for all bookings within 48 hours of booking.
~Booking platforms collect their booking fee from the guest, and from the host, we cannot modify the fee they charge
~ Direct Bookings, no cc processing fee IF payment is made via check or ACH payment on our site.
~Vrbo "admin fee", is the cc processing fee.
`Bookings within 24 hours of arrival require prep time; this means check-in time may be after our standard 4pm check-in time. **no credits or refunds will be given**
~Violations of the Short-Term Agreement will result in forfeiture of deposit, immediate termination of stay with no refunds for unused time and may be subject to additional fees related to the violation.

~Guests are responsible for all damage occurring on the premises during their stay. Smoking, unauthorized events, filming and illegal activity or violations of the short-term agreement in/on the premises will result in an automatic forfeit of deposit. Any additional damages are payable within 24 hours of proof of damage, repairs, or replacement items. Guest agrees that charges due to violations of the short-term agreement, will be charged to the card on file. Guest releases On Beach Time Vacation Rentals and its associates of all liability and ensures that they are covered by their own health/accident insurance.
~Riverview Palms has weekly pool service, and lawn service, and, monthly pest control services. You may see these vendors on site during your stay. Inside access is required for 5-10 minutes, for pest control services [ON or AROUND the 3rd TUESDAY of EACH Month]. If scheduled during your dates of stay, notice will be provided a day in advance; guests do not need to be present.

While we love our fur babies and yours, this unit is pet free.
Sadly, many attempt to sneak their pets in or use false certifications to bring animals into a vacation home. We kindly ask that you do not book with us if that is your intent.

Service animals require proof of vaccination, check up w/in the last 30 days and letter from licensed medical or mental health provider.
Service animals may NOT be left in the unit alone.
Service animals are NOT permitted on furniture.
Service animals are NOT permitted to use piddle pads in the home.
Owner MUST pick up after their service animals and properly dispose of feces in the dumpster/bin on the ground floor.
A $300 deposit in addition to the standard deposit for the stay, is required for all service animals.
Violations of the Service Animal policy will result in an automatic forfeiture of deposit, an additional cleaning fee and immediate termination of stay with no refunds for unused time.
